Personal circumstances force us to this reluctant sale of our Lovely B & B on the South West coast of Brittany, France. Our main reason for selling is a deteriorating health condition that prevents us from continuing this dream project. We bought this former Bar/Bakery/Guesthouse/Shop about five years ago and have enjoyed living here and restoring the place since. The B & B is currently laid-out with five all-ensuite double bedrooms, but offers plenty of scope for further development into gites or further private accommodation. Although with good marketing the revenue from the B&B side of the business could provide for a family (we have been living of the proceedings ourselves), our plan was to develop the business even further by incorporating a Tea-room and Take-away chip-shop on the premises. We have obtained the necessary planning permissions to do so.Sadly, we are no longer able to finish this project but we are happy to assist the new owners in any way we can, if they would want to revive those plans. Further-more, there is an outbuilding, a Longere behind the main building which could be transformed into private accommodation or 1 or 2 gites. (subject to planning).( 75 m2, floorplan) The main building ( 150 m2 floor plan) is three storey and could provide 450 m2 living space, if all converted. Currently we are using two floors (about 300m2), and the second floor (150 m2), accessible via a staircase from the first floor is a so called blank canvas, either for more letting rooms, or for creating lovely private quarters ( sea views) , or other accommodation. As said, it is perfectly possible to trade without converting this and should solely been seen as an additional way to invest and therefore add to the value of the house. The B &B sits on a plot of 1250 m2, and is perfectly located for passing trade as we are on the main road to La Pointe Du Raz, Frances own Lands end. The rugged coast of the South Finistére is only about 1 mile from our front door. Behind the B&B are fields and a footpath leading into the outback. Away from the road behind our car park ( 5/6 cars) is a walled garden, with two apple trees, a small vegetable plot, and a penned area which used to house our pigs and goats. (they have been adopted recently in view of our imminent selling ) The area is very popular for hiking, cycling, water sports, horseback riding, and other outdoor activities. La Pointe Du Raz is in the top five of most visited place in France. We had the B & B estimated in 2008. The estimation was based on us completing certain works before selling. We have not been able to complete all those works although we have succeeded in doing a fair bit of them. As we will not be finishing all we set out to do, we will have decided to drastically lower our asking price. The property was originally valued at between 450.000 and 550.000 euro. Great investment, as, once the finishing touches have been done, you will therefore, have added considerable value to the property straight away. Also great scope for expansion and adding lots of value!!!!! On top of the selling price prospect buyer should be aware that 6,5 % of additional fees should be budgeted and paid for (e.g. notaire fees, taxes ). As we need to sell now, we have a very low asking price and are looking for reasonable offers. ( a huge difference with top-end estimate). This is a lovely property and would be a perfect project to start a new life in France. A lovely family-house and B&B, that will give the prospective buyer the opportunity to continue the income from the B&B, and give plenty scope to build the business further.
