Sliding French windows give onto the 22 sq. m. timber decking running along 2 sides of the home. WiFi, Spanish and UK satellite TV are available. The two outside doors, fitted with fly screens, allow summer breezes to cool and refresh the living area.
OPEN PLAN KITCHEN: A gas fired combi boiler provides hot water and central heating with radiators throughout. Built in washing machine, microwave, full height fridge freezer and gas oven with separate hob. The spacious, well lit working surfaces also give ample storage in cupboards and drawers and a stainless steel sink & draining board.
BEDROOMS: The Master Bedroom has an ensuite shower, wash-hand basin and toilet, double bed, two bedside tables with bedside lamps, dressing table with bookshelves, fitted window fly screen. The Guest Bedroom has twin beds with shared bedside table and bedside lamp. Both Bedrooms are carpeted, have walk-in dressing rooms with background heating and TV points.
FAMILY BATHROOM: Bath with shower, hand basin, toilet and like all rooms a radiator.

The view overlooking the market town of Alcala de Xivert with its cathedral like church can never be obstructed by neighbouring homes. The annual site fee is €uros 5,000 paid in three instalments.
SECURITY: The Park is fenced with automatic gates next to the gate house which is manned 24/7. Angel the site engineer cooks a mean paella! Household security is provided by 1 smoke alarm, 2 carbon monoxide alarms, CO2 fire extinguisher and a fire blanket
THE PARK’s “Centre” is a large 2 storey building which provides ample space for the future development of businesses, shops, restaurants, a gymnasium etc. Currently there is a first aid centre, a games room, separate male and female showers and changing rooms. The large laundry room faces the fenced and tiled swimming and paddle pool with poolside showers. There is wheelchair access to all areas There is parking for about 180 cars.
THE AREA: Alcala de Xivert is a friendly unspoiled market town with all the facilities you would expect including tourist office, inexpensive tapas bars excellent restaurants, banks, post office, a medical centre, hair salons, etc. A 15 minute drive will bring you to beautiful, safe and sheltered beaches that stretch along the coast. The town centre is about 8 minutes walk with an extensive street market every Friday.
THE REGION: Costa del Azahar or “The Orange Blossom Coast" takes its name from the intoxicating perfume that wafts across a landscape carpeted with citrus groves. There are many enticing seaside resorts with clean safe beaches. By contrast the high hinterland, especially the wild and sparsely populated lands of the Maestrazgo offer great walking, solitude and hearty mountain cooking.
The region is rich in history. The castle dominating Peñíscola was built by the Knights Templar on the remains of a Moorish citadel. Pope Benedict XIII turned it into a palace and papal library in 1411. More recently! It featured in the film El Cid, and the fortress town of Morella which served as the “Spanish Tigers” impregnable HQ during the Carlist wars are two examples. The year is littered with spectacular fiestas, religious festivals, and harvest celebrations.
THE CLIMATE is gentler than the intense and sometimes exhausting heat of the Southern coast with summer temperatures of 25 to 32°C and January’s lowest average temperature of 10 °C.

SEA: Car ferries cross to Santander & Bilbao from Plymouth, Poole and Portsmouth. A pleasant 24 hr. cruise followed by an 8 hr. drive which can be broken by a night stay & wine tasting at one of the Rioja vineyards. The Dover Calais crossing provides an alternative drive through France.
