Description
The house is detached and has five bedrooms (one with en-suite), three living rooms, kitchen, utility room, and two garages. There are gardens to three sides. At the back are allotments and beyond them the river (Great Ouse).
As there are only two of us we don't really need all this space but after my wife had a stroke we built a large extension downstairs to make day-to-day living easier for us. So the main bedroom, with en-suite, is on the ground floor. The en-suite has a bath sized walk-in shower and there are hand rails and a raised toilet, useful for someone with reduced mobility. The extension consists of this bedroom, the dining room and the sun room, and it would be possible to use this part of the house as a kind of separate living area, although if you wanted it completely self-contained then there would be a need to add a kitchen facility.
Kempston is a small town to the south-west of Bedford. To anyone who doesn't know Bedford they would think it just a suburb, but it does have it's own identity and old Kempstonians feel proud of this (we came originally from London). Our house is near the north-eastern boundary of Kempston so it's quite close to Bedford town centre. You can walk there in about twenty minutes and it's about a twenty-five minute walk to the main station, where you can get trains to St Pancras, the fastest of which take about 40 minutes.
Five minutes walk from the house is the Addison Howard Park and the local swimming pool is equally close. The nearest shops are opposite the park. The Kempston library is almost exactly half a mile away where the main shopping centre starts with banks and the usual Tesco Express. Further down the road is a larger Sainsbury's supermarket. There are lower and upper schools in Kempston and very close to the house is a nursery. Buses run at the top of the road alongside the cycle path. The cycle path is Route 51 on the national network and takes you into Bedford town centre along the river or out into the countryside.
Marlborough Park has a mixture of houses. The oldest were built for army personnel as there was a local regiment stationed nearby which has now been disbanded. Then there are some more recent houses - ours was built in 1983. We live at the end of a quiet cul-de-sac and our neighbours are a mix of old, some retired, and young, some with children. The house is light and the windows are all replacement double-glazed. We have gas central heating with thermostatically controlled radiators.

DOWNSTAIRS
LIVING ROOM 21'6" x 12'7". Duel aspect with windows to the front and rear of the house. There's a fitted coal effect gas fire and also an air conditioning unit. Outside the front window is an electrically operated awning which is useful in the summer when it's very sunny. There are doors to the entrance hall, to the Sun Room and another to the rest of the downstairs extension with the dining room and the downstairs bedroom. Loads of power points, telephone points and aerial sockets. There are two ceiling and two wall lights.
SUN ROOM 12'4" x 8'5". Windows to three sides and loads of power points. There's a large sliding patio door opening up on to the Terrace, which is very sunny on summer afternoons. We've got a wall fitted mobile parasol which we will be leaving. There are railings around the Terrace and a gate to enable access to the garden. There are door to the Living Room and the Dining Room.
DINING ROOM 12'3" x 10'5". This is the only room with laminate flooring. There are loads of power points and two separate ceiling lights. Doors lead to the Sun Room and to a small inner lobby.
KITCHEN/BREAKFAST ROOM 11'7" x 10'8". Lots of fitted cupboards; inset sink with mixer tap; built in fridge; built in Neff electric oven; built in gas hob. Loads of power points. We mainly eat in this room and it's ok for up to four people. If there's more than that, we use the Dining Room. There are doors to the Entrance Hall and the Utility Roomand a window to the rear.
UTILITY ROOM 9'7" x 7'2". Plumbing for washing machine and the location of the central heating boiler. Also several fitted cupboards and under work surface space for fridge and freezer. There's is a door leading to the integral single garage and a window to the side.
BEDROOM 1 12'4" x 11'3". These measurements are up to the built in sliding door wardrobes which cover one wall. There is also another built in shelved storage cupboard. Loads of power points and a television aerial socket. Dual aspect room with windows to the front and side and there are two separate ceiling lights. Doors lead to the small inner lobby and to the en-suite shower room.
EN-SUITE SHOWER ROOM Fitted disabled shower cubicle with Mira electric shower. Pedestal wash hand basin. Low level, disabled friendly, w.c. Extractor fan, shaver point, electrically heated towel rail and recessed spotlights. Chrome fittings. The window is to the front.
INNER LOBBY This has doors to the Living Room, Bedroom 1 and the Dining Room. There is also access to the large attic area over the extension which is fully boarded with loft ladder access and lighting.
CLOAKROOM This leads off from the Entrance Hall and has a consists of a low level w.c., a small sink with cupboards above and below. The window is to the front.
UPSTAIRS
BEDROOM 2 10'6" x 9'9". These measurements are up to the range of built in wardrobes which cover one wall. Two windows to the front, telephone point and two ceiling lights.
BEDROOM 3 11'3" x 8'8". Room for a double bed. Window to rear.
BEDROOM 4 9'9" x 6'8" There's a deep ceiling high built in cupboard that goes over the stairs and a window to the front. Vinyl textured wood effect flooring.
BEDROOM 5 8'3" x 6'7" Window to the front. Vinyl textured wood effect flooring.
BATHROOM Fully tiled with bath and fitted Triton electric shower, pedestal sink, low level w.c. and bidet. There's a folding glass screen to the side of the bath. Chrome fittings. The window is to the rear.
LANDING Doors lead off to all the upstairs bedrooms, the bathroom and to the airing cupboard, which is shelved, houses the hot water tank which also has an immersion heater. Access to the main roof attic with loft ladder, which is partially boarded with lighting.
STAIRS There is currently a fitted stair lift on the main run of stairs.
OUTSIDE
INTEGRAL GARAGE 17' x 7'6". Up and over door, power and light.
DETACHED GARAGE 16' x 12". Pre-fabricated concrete, with up and over door, power, light and side window. Side door to garden.
GARDENS There are gardens to the front, rear and side of the property which all have lawns, a wide range of shrubs and flower beds. There is gated access to a path round the fourth side of the house and gated access to the side garden. There are external lights to all four sides of the house. The rear garden is terraced with two main levels and within this is a shed with small greenhouse attached.
PARKING There is space for parking two/three vehicles in the driveways to the two garages.
