This beautifully presented Lodge home is situated in a lovely residential/holiday park in the Lot et Garonne department of South West France, about half an hour south of the town of Bergerac. The park surrounds the Chateau de Fonrives and the siting of homes has been well considered with thought given to privacy for each plot. The residential area of the park is set aside from the commercial area.
It is constructed of Canexel, a product designed in Canada to withstand extremes of temperature. it is very hard wearing with very little maintenance required.
We have made various improvements to the lodge including the installation of reversible air conditioning units in the the lounge and the main bedroom. The rest of the property is heated by radiators and the lodge is completely double glazed.
The third bedroom was extremely small and we have turned it into a study/workroom/dressing room with access from the main bedroom. This could easily be turned back into a bedroom if required as access is still available from the lounge.
We have removed the uncomfortable fitted furniture and replaced it with a free standing three seater sofa and two chairs.
The fitted bedroom furniture has also been replaced with free standing units to give more room.
We added a second area of decking to the side of the house. This gets the sun all day and consequently this is where we use the spa which is included in the sale.
The small shed which was there has been replaced with a much larger one which has an electricity supply for lights and power tools etc.
The lodge has two double bedrooms, a shower room with his and hers basins, a separate toilet, utility room with washing machine, wall vented tumble dryer and hot water tank, kitchen including large fridge freezer, stainless steel sink, full size electric oven with gas hob, cooker hood and ample cupboards/drawers, lounge with extending dining room table and large flat screen TV which is included in the sale, study with shelving units, large chest of drawers and hanging rail plus desk.
Outside, the front door leads onto an integral roofed decking (6m x 3m). Decking furniture with cushions and curtains are to be included in the sale. This leads to the sun deck (also 6m x 3m).
The garden surrounds the lodge and is mainly laid to lawn with various shrubs and plants.
The gardening tools and lawnmower are all included in the sale as well as two padded reclining sun loungers.
Various kitchen utensils, pots, pans, cutlery and crockery are included in the sale.
The annual rent includes access to all the facilities in the park. These include: recently renovated bar, restaurant, small shop, gym, games room, boules park, hairdresser and masseur, mini golf, volleyball, archery, library, jacuzzis and a triple pool complex, one of which is a large, covered heated pool with various water activities, the second is an outdoor pool with slides, the third is new this year and has three large flumes.
There is also a large fishing lake and some lovely woodland walks.
The Bastide town of Villereal with its bustling market on Saturdays is 5 minutes by car or a pleasant 20 minute walk. Villereal has two small supermarkets, butcher, Dr, pharmacie, newsagent, banks tourist information office, various bars and restaurants plus other small shops.
The local "trotting" race course is on the road to Villereal and various race meetings are held during the summer months.
Villereal also has a programme of entertainment throughout the summer.
In the local area there are various chateaux, picturesque towns and villages and other places of interest.
Larger shopping towns are Bergerac to the north and Villeneuve sur Lot to the south both about half an hour drive through pleasant countryside.
You might be saying to yourself "so why are they selling?". Well, we really don't want to but we have family back in the UK who need us and financially we cannot support two homes so we made the extremely difficult and very sad decision to put our lodge on the market.
