k) liability for landlords costs if such application is unsuccessful- which may be more than £10,000 plus vat if the application is vigourosly contested with expert evidence
l) appeals to the Upper Tier Tribunal and costs liability of the landlord is successful on appeal- potentially in excess of £50,000 plus vat
m) alternative and safer options to RTM applications
n) use of specialist counsel if necessary to reduce adverse cost risks
